Updated September 25, 2012 (August Statistics): The number of homes for sale in the Phoenix MLS (Arizona Regional Multiple Listing Services or ARMLS – Maricopa County Single Family Detached) has risen slightly here are the current numbers as of September 25, 2012:

9,210 Single Family Homes For sale
4,958 Homes Under Contract Accepting Back Up Offers
8,061 Homes PENDING (Under contract closing soon)
5,703 SOLD Homes (August 2012)

Updated June 28, 2012 (May Statistics): The number of homes for sale in Phoenix MLS (Arizona Regional Multiple Listing Service or ARMLS) continues to drop here are the current numbers as of June 28, 2012:

7,810 Single Family Homes For Sale
5,786 Homes Under Contract Accepting Backup Offers
8,950 Homes PENDING (Under contract closing soon)
8,442 SOLD Homes (May 2012)

As you can see there is more DEMAND 14,736 (Homes Under Contract) vs FOR SALE 7,810 causing a Home Shortage in Phoenix and rising prices.

March 13, 2012 Report Comments:

The Phoenix supply of homes continues to decline this month another 4% and we are now 52% below our January 2011 numbers.  The number of homes sold last month was slightly lower, but our pending sales (home under contract waiting to close) are 8% higher than last year. The number of homes under contract is extremely high and therefore we are predicting a large number of homes sold (Closed) in the next few months. We saw little change in foreclosures and on an annual basis the number of foreclosure notices is down 48% and less than 10% of the homes currently for sale are foreclosed properties.
